RERA Checklist: 9 Things to Verify Before Booking a Flat

A practical pre-booking due-diligence checklist covering RERA registration, approvals, carpet area, payment plans and builder track record.
Why due diligence beats discounts
A booking discount is worth very little if possession slips by three years. Spending an hour on documentation before you pay the booking amount is the highest-return work in the entire buying process.
The nine checks
Work through these in order, and keep copies of everything you are shown.
- RERA registration number of the project, verified on the state RERA portal.
- Approved building plans and the sanctioned number of floors and towers.
- Land title and whether the land is owned or under a development agreement.
- Carpet area stated in the agreement, not just super built-up area.
- Complete cost sheet: PLC, parking, club, IFMS, GST and registration.
- Payment plan and the construction-linked milestones tied to it.
- Possession date as written in the builder-buyer agreement, with delay penalty clauses.
- Developer's delivery record on at least two completed projects.
- Bank approvals — whether major lenders have already approved the project.
