Treat the visit as an inspection
A site visit is your only chance to test claims in person. Visit the actual tower and floor being offered, not only the sample apartment, and go at least once during the day and once in the evening if you can.
The questions
Ask these plainly and note the answers — inconsistencies are informative.
- Which tower and floor is being offered, and what is the current construction stage?
- What is the carpet area versus super built-up area for this unit?
- What is the exact possession date in the agreement?
- What is the full cost sheet including all one-time charges?
- What is the monthly maintenance rate per square foot?
- How many units in this tower are already sold, and to end-users or investors?
- Which fittings and finishes are actually included in the base price?
- What is the water source, power backup capacity and sewage arrangement?
- Which amenities are ready today, and which are in a later phase?
- Which banks have approved this project for home loans?
- What are the delay penalty and cancellation terms?
- Can I see the RERA registration and approved plans?
